Safety consultant and construction worker David Dahr has written a handbook about safety and the legal responsibilities of a property owner that every homeowner doing renovations should read.

To quote the preface of the book, it was written "for homeowners to assist them in understanding who the major players are in the construction industry, as well as for employers and employees who work in the industry itself. It is meant to assist everyone in, or related to, commercial or residential construction to have a better appreciation of their responsibilities in occupational health and safety. It explains how these factors impact on the construction process itself and on the process of hiring someone to work on a homeowner's property."

With all the regulations, laws, and agencies related to workplace safety it is unlikely that any given homeowner knows the details of their potential liabilities when hiring people to work on their property. Make no mistake about it, if you hire a contractor (with or without a crew of additional workers) to do work on your property, you have obligations and responsibilities much like an employer does. Your property becomes a workplace just like a construction zone and responsibilities go along with it.
